Landlords who rent out their premises either commercially or to domestic tenants are required to ensure a sufficient level of maintenance is carried out in line with statutory requirements. Appliances like boilers, electrical installations and water systems need to be regularly checked, serviced, cleaned and maintained, with repairs carried out when necessary. This ensures legal compliance and safe and happy tenants, with minimum disruption all-round. No1 PHD is a national team of highly professional and motivated tradesmen who deliver quality workmanship as part of our landlord property maintenance service. We like to think we set the highest standards for property maintenance through our comprehensive service, helping landlords to stay on top of their legal duties. We ensure this by providing all the relevant certificates for inspection and maintenance to comply with gas, electrical and water safety standards in the country.
Landlords who rent out their properties will benefit from our friendly professional and reliable service for many aspects of property maintenance. We take the hard work out of ensuring you have landlord safety certificates when you commission us to carry out the necessary inspections. This means you can send your tenant the relevant certificates to ensure everything is safe and legal. Using state-of-the-art software, we produce certificates in an electronic, portable format so landlords can use these for many purposes, e.g. for insurance verification. As well as sending you a record, we keep one too so you always have transparency and traceability through our landlord property maintenance service.
As part of our services to landlords, No1PHD provides the following:
To comply with the 1998 Gas Safety (Installation and Use) Regulations, landlords who rent out their properties (whether in full or in part) must have their household or business gas pipework and appliances checked every 12 months. This also applies to landlords who offer temporary tenancy arrangements e.g guest houses and holiday lets.
No1PHD comprises certified and registered gas engineers and our tradesmen are authorised to carry out mandatory gas inspections to produce gas safety certificates for landlords. Since the law also requires that landlords provide their tenants with a copy of the certificate, we ensure this is carried out within that statutory 28-day period.
Unlike the gas regulations, the UK doesn’t have a specific law for domestic landlords to issue electrical safety certificates. However, things are different for commercial landlords. In all cases, landlords must keep the property they’re letting in good repair and working condition. Also, electrical safety standards are part of the Building Regulations – Part P. This refers to fixed electrical installations and the recommendation is that landlords have electrical inspections carried out periodically to ensure safety and functionality or hard-wiring as well as sockets, electrical fittings and appliances.
As qualified NICEIC engineers, No1PHD can carry out electrical work in line with British Standards, IEE Wiring Regulations and NICEIC regulations. Therefore, landlords across the country can comply with legal requirements for electrical safety. We back this up with written documentation and certificates where necessary to ensure landlords and tenants know exactly where they stand in relation to this.
No1PHD can carry out a range of services for landlords relating to water supplies and drainage to ensure that systems and premises remain safe and compliant with any relevant legislation. For example, we can ensure water remains clean through our tank cleaning service and that drains runs freely through our drain cleaning service.
When providing our landlord property maintenance service, No1PHD will send you timely reminders about when the next inspection is required. This means that you will always be compliant.
